KanAm Grund Group welcomes Momentum Services Ltd and Railrest S.A. as new tenants of "South Crystal" in Brussels

Momentum Services Ltd has signed a lease for around 1,100 square  meters of office space in the "South Crystal" at 12-18 Avenue Fonsny in Brussels. The future tenants of the leased space will be Momentum Services Ltd and Railrest S.A., both subsidiaries of the Rail Gourmet Group. The new lease will see it remain in occupation until 2036. "South Crystal" has been owned by a specialized institutional real estate fund of the KanAm Grund Group since the end of 2020.

Built in 2011, the seven-storey property has a total area of around  7,300 square meters. In the basement, the building offers 34 parking spaces. The property’s highlight is the panoramic view over the city. The building is located south-east of Brussels city center, opposite the main entrance to Brussels South Station. Belgium's largest railway station is frequented by around 45,000 rail passengers every day. The future tenants of "South Crystal" will also benefit from this.    

Railrest S.A. and Momentum Services Ltd are the exclusive hospitality partners of Eurostar International high-speed trains. Railrest S.A. is responsible for the on-board service for passengers on Eurostar trains on continental routes, while Momentum Services Ltd is responsible for the on-board service on trains from London. Both companies also manage the Eurostar Lounges in Paris, Brussels, and London, with Railrest S.A.  also managing the Eurostar information kiosk at Brussels South Station. 

Various hotels and offices have settled in the immediate vicinity of "South Crystal". The area is also characterized by restaurants, snack bars and small shops. In the side and parallel streets there are numerous residential buildings, smaller stores for everyday needs, restaurants and cafés.    

Implementation of asset management measures with a focus on sustainability     
Last year, the KanAm Grund Group's asset management team implemented a number of modernization measures in the property. For example, the entrance area was completely redesigned. In addition, a marketing suite was implemented as a model office for interested tenants. 
With a focus on agility, space optimization and sustainability, existing walls and panels from the original offices were reused in a targeted manner. Prospective tenants can see the modern and flexible room solutions for vacant rental space for themselves directly on location.
