The KanAm Grund Group, which has been responsible for the asset and property management of the Frankfurt office tower "TRIANON" since the end of 2020, has initiated various refurbishment measures as part of its repositioning strategy.
The first visible changes can already be seen from the outside at the upgraded main entrance to the building at Mainzer Landstrasse 16, while the extensive renovation of the lobby and the finalization of the marketing suite make the new building concept visible inside the property and can be experienced live by everyone. Following technical and energy upgrades to the almost 190-meter-high, 47-storey "TRIANON", which have been successfully implemented since taking over the mandate in 2020, the next step is to focus on architectural repositioning measures. All of these activities are based on studies and simulations as well as comprehensive concepts built upon them to improve the technical, energetic and visual standards of the well-known Frankfurt skyscraper.

In the redesign, we place great emphasis on sustainably maintaining the high-quality existing structure with minimal intervention in the substance and, where necessary, renovating it intelligently and high-quality. "TRIANON 2.0 - Tower of Inspiration" with new lobby and marketing suite
The visibility of the main entrance in the street space was greatly increased by a contrasting façade design and a façade logo matching the new property branding. Inside, the redesign continues with an upgrade of the lobby.
The new, generously light-flooded lobby was given a completely new zoning of the areas. These consist of a reception area, a waiting area, and a comfort zone. The intelligent division of space has significantly increased the quality of stay for tenants and visitors. At the same time, all requirements for a functional and representative high-rise lobby are met. The optimized space division offers a variety of uses, ranging from flexible meeting areas to relaxation and retreat options. The previously dominant basic elements of the architecture and materials of the "TRIANON" – the triangle, stainless steel and silver – were supplemented by harmonizing shapes and other materials anchored in the overall design concept, such as brass and gold. Stylish elements, new furniture and plants, a customized light installation and a fountain system connected to the reception counter create harmony and comfort. At the same time, the flowing water of the fountain improves the air quality in the room by binding pollutants from the air.
In addition, the expansion of the marketing suite was finalized in order to bring the "TRIANON 2.0 - Tower of Inspiration" to life for new tenants. Prospective tenants can see the modern and flexible space solutions and the substantial new "state of the art" fit-out standards for themselves on site. Further extensions and conversions are currently being planned or are in the approval phase. The possible usage scenarios will be adapted to the needs of tenants and visitors.
For example, as part of the lobby upgrade, the realization of a new publicly accessible catering concept with an outdoor area is also planned. The redesign of a roof terrace, which tenants can use as a green oasis for relaxation and events, has also been applied for. Numerous innovations are also planned for the outdoor areas. New furnishings, lighting and planting as well as a barbecue and event area with various usage options are intended to create a park-like atmosphere in the extensive outdoor area, which can be used both for recreation and for organizing events.
ESG strategy based on technical and energy improvements and certifications
The refurbishment measures were preceded by various technical and energy upgrades to the building, which were implemented in recent years following a detailed survey by the KanAm Grund Group and with the involvement of the tenants.
Meteoviva Climate, for example, was implemented in order to offer users the highest standards in terms of environmentally friendly, resource-saving, efficient and sustainable operation of the property. This is an intelligent building control system that links meteorological data with data from the building technology and the current indoor climate, and then determines the optimal operating information for the building. The aim is to reduce operating and ancillary costs while increasing comfort at the same time.
In light of the KanAm Grund Group's goal of achieving a climate-neutral building stock by 2045, a DGNB initial certification was also commissioned for the "TRIANON". With the result of the "Platinum Standard" of the DGNB system for buildings in use (version 2020), the highest certification standard of the German Sustainable Building Council (DGNB) was received. This certifies that "TRIANON" operates in a demonstrably sustainable manner at the highest level.
In the past, the “TRIANON” has already received LEED Platinum certification from the U.S. Green Building Council, which focuses on energy efficiency. The high-rise also has WiredScore Platinum certification, which certifies that the “TRIANON” has "best-in-class" connectivity and full transparency in terms of digital infrastructure.
Deutsche Bundesbank has extended the rental contract
Employees and visitors of the Deutsche Bundesbank, among others, will be able to benefit from "TRIANON 2.0 - Tower of Inspiration" in the future. The Deutsche Bundesbank has extended its lease until 2031. Following renovations, the Bundesbank – as part of the “BIS Innovation Hub” network of central banks – has opened a new technology lab in the TRIANON. The innovation center opened in summer 2021 and was expanded in the following years.
