The textile discounter KiK, the non-food retailer TEDi, Postbank and dm-drogerie markt GmbH have extended their leases in the “KOE.11 - 13” property in Frankfurt-Höchst by several years ahead of schedule.
The companies mentioned have all been tenants of the retail property at Königsteiner Strasse 11 - 13, which has been owned by a KanAm Grund Group real estate special fund since 2017, since 2010. The retail property has a total rental area of almost 9,000 square meters, of which around 3,700 square meters are attributable to KiK, TEDi, Postbank and dm-drogerie markt. Other tenants include REWE and clever fit.
Targeted asset management and sustainability measures ensure long-term tenant loyalty to the location, thus optimally securing the tenant mix
The KanAm Grund Group's targeted repositioning and marketing strategy enabled the space to be let on a long-term basis when the then main tenant C&A moved out in March 2021.
The attractive location in the Frankfurt-Höchst shopping arcade prompted REWE to expand the store from a partial to a full-range retailer and to strengthen its food offering in the heart of the shopping street. In addition, the KanAm Grund Group's asset management team has succeeded in acquiring the fitness chain clever fit as a new tenant for the space on the upper floor, thus rounding off the leisure offerings at Königsteiner Strasse 11 - 13.
The aforementioned early contract extensions with the existing tenants KiK, TEDi, Postbank and dm-drogerie markt have now also recently been implemented. In particular, Postbank's decision to remain in Frankfurt-Höchst despite numerous closures throughout Germany speaks for the location and quality of the property.
As part of the strategic orientation of the property, specific sustainability measures - such as the installation of a photovoltaic system - are also being examined for their feasibility.
