In this context, the internationally active real estate specialist focuses specifically on its core competencies for the benefit of its clients, who currently consist of 85% institutional investors and 15% private clients. Thanks to its conservative and forward-looking corporate policy, Europe's experienced fund and asset manager with sustainability expertise can draw a positive summary for 2024 despite the challenging market environment and remains optimistic about the future.

  • Increase in Rental Income through Targeted Asset Management and Sustainability Activities:
    In 2024, rental spaces totaling more than 133,000 square meters were leased or existing leases were extended for an annual rent of over 47 million euros. Through targeted asset management and sustainability activities, the energy efficiency of numerous properties was improved, laying an important foundation for rising rental incomes. Specifically, rental increases of 20% were achieved in some cases, and in individual cases even 33%.
  • Focus on Expanding the Product Offering to Properties with Public Sector Tenants After a Transaction Volume of Approximately EUR 400 Million in 2024:
    State tenants, especially government authorities, are characterized by extraordinary stability and reliability. On one hand, they are almost free from default risk; on the other, they enter into leases with above-average lease terms.
  • Successful Finalization of Two Project Developments as Evidence of Development Competence:
    With development competence from a project volume of approximately 8 billion euros, the KanAm Grund Group places great importance on the targeted and success-oriented implementation of all phases of its projects' development and realization processes. Last year, the "Development Germany" team of the KanAm Grund Group successfully finalized two project developments in Munich and Frankfurt. Further developments in Germany and Europe are currently underway.

Outlook and Goals
A normalization in the markets depends on further interest rate cuts and, according to the KanAm Grund Group, is expected to extend through the current calendar year. Against this backdrop, the real estate specialist plans targeted investments in existing assets for 2025, as well as the selective acquisition of real estate investments for institutional investors. The segments of redevelopment office and development are to be further expanded, as well as logistics. Large projects in these usage categories that are already under construction are nearing finalization. Furthermore, new equity sources in Germany and abroad are being explored.
