Sustainable revitalisation

Developing real estate sustainably and making it attractive for tenants: This is our aim in all our properties.

One particular example of this is the redevelopment project in London’s Princes Street, directly opposite the Bank of England. We acquired the 1960s building in 2019 for one of our special funds. It is currently being stripped back to its foundations and rebuilt.
 

Two new floors and a high-performance façade will be added.

A nine-storey building with 54,000 square metres of flexibly usable space is under construction. 

The property blends harmoniously into the row of distinguished buildings in the area.

The construction will be completed in the fourth quarter of 2024.

Circular economy and bound CO2: Retention of the reinforced concrete frame and modular design for dismantling.
 

Low CO2 energy supply: Highly efficient systems enable optimum control and a high level of comfort for users. Heat pumps and LED technologies are used for this purpose.

Passive construction and climate resilience: Optimised façade design to maximise ‘good’ sunlight (for light/heat when needed). Insulation and thermal mass are carefully balanced to minimise energy consumption.

Health and well-being: There are newly created parking facilities for bicycles and changing rooms for cyclists, for example. A well-thought-out air supply concept and green, accessible balconies and terraces round off the concept.
 

Gesundheit und Wohlbefinden: Beispielsweise gibt es neu geschaffene Abstellmöglichkeiten für Fahrräder und Umkleideräume für die Radler. Ein durchdachtes Luftzufuhrkonzept und begrünte, zugängliche Balkon- und Terrassenflächen runden das Konzept ab.
